Sidey’s ‘Flush’ Solution for Housing Development

Collaboration

Sidey recently collaborated and provided fenestration solutions for a project in Edinburgh that was a mixed tenure development boasting both luxury and affordable housing. The Engine Yard development transformed a 4.5 acre neglected brownfield site on Leith Walk, providing much needed housing in a new community close to Edinburgh city centre.

Hailed as a ‘gated community without gates’, due to the rectangular shape of the site with its narrow frontage onto Leith Walk, The Engine Yard is located at Edinburgh’s historic tram depot at Shrubhill. Where once there were workshops and the engine room that housed the winding gear for the city’s famous cable-hauled trams, there are now 376 new homes and state-of-the-art on-site gym facilities.

Design is Key

The design specification for this project was to provide a product that was aesthetically pleasing, modern, energy efficient, provided noise reduction and was low maintenance. Taking these requirements in to consideration, Sidey’s revolutionary externally flush tilt & turn window was the ideal solution to these requirements. The product has been specifically designed to prevent the framework from overlapping to give a more ‘flush’ appearance and allows for a generous flood of natural light and ventilation into the building. The flush tilt & turn window boasts two opening positions – a tilt mode and a turn mode. The tilt mode offers secure ventilation, an improve factor in ground floor installations; and the turn mode enables cleaning of the window to be carried out without risk - a vital consideration in high-rise applications.

All windows also achieved a U-value of 1.4w/m2K and were manufactured to Secured By Design (SBD) standard. As well as Flush Tilt & Turn windows, our aluminium triple and twin track sliding patio doors were used in RAL 7016 outside and white inside.

Measured Benefit

All products fully complied with the design specification to provide an aesthetically pleasing, energy efficient, noise reducing, low maintenance, safe and easy to clean fenestration solution. Sidey also provided a full airtightness solution to all the windows and structural wind and barrier loading calculations as some of blocks were up to 6 stories.
